The sequence
What happens, in order
Pre-qualification and pre-approval
A lender reviews your income, debts, and credit, and tells you what you can actually borrow. Sellers in Miami will not take an offer seriously without it.
The search
We set up a search against the full MLS and show you everything that fits — including the listings other agents hold, not only ours.
The offer
We price the offer against what has actually sold nearby, then negotiate terms, timelines, and contingencies on your behalf.
The effective agreement
Once your offer is chosen, we execute the contract. It sets the legal terms and every deadline between you and the seller, and we keep both sides moving through it.
The closing agent
A title company is normally appointed as closing agent. They hold the escrow deposit and confirm the title history is clear of liens and encumbrances.
Inspections
Licensed inspectors go through the property. The results either move you toward closing or give us grounds to renegotiate.
The appraisal
Your lender orders a licensed appraisal to confirm the property is worth what they are lending against it.
Closing
You sign, funds transfer, the deed records, and you get the keys.
